When a major tenant downsized, 1 Nicholson Street faced a large floor returning at once and ageing lobby finishes.
Challenge
Letting the entire floor as one listing would have concentrated risk and extended downtime. Competitors were advertising long rent-free periods.

Approach
We split the space into two products, upgraded lift lobbies in staged night works, and ran weekly pipeline reviews with a single data version.

Outcome
Both segments leased faster than the initial single-lot forecast; renewals improved after lobby completion.
